pod have won an exciting new affordability modeling commission with the East London Partnership. Building on the detailed work we have undertaken in this area over the last year, we will be creating an affordability calculator for use by both borough staff, and home seekers via an on-line portal. These calculators should be complete in winter 2011.
pod are happy to announce that we have won a detailed affordability commission on behalf of Camden. This means that we have now worked with 16 London Boroughs in terms of affordability and “Affordable Rent” viability, which has helped us to build up a very good picture of the impact of the new regime.
pod have been commissioned to create a re-let viability tool on behalf of the boroughs within the South East London Partnership. This builds on our current work with local authorities across London and will create more insight into the delivery of the Affordable Rent product.
pod have been commissioned by five large London associations to look at the possibilities of providing social rented housing with less or no grant. This in depth analysis will concentrate on the financial aspects of social rented housing and will investigate how changes such as shorter tenancies, deferred grant and design changes can offset the reduction in grant availability. pod have been commissioned by Cardiff Community Housing Association to build a multi tenure model for Welsh Associations. The model will include all tenures including social rent, LCHO, homebuy, private sale, commercial and rent to homebuy. In addition, the model wll encapsulate the Welsh funding system including ACGs, Rent bands and Pattern Book details. There is currently no other commercially available Welsh appraisal model available and upon completion of the model, other Welsh associations will be free to acquire the model.
pod’s development appraisal model has been commissioned by Birmingham City Council and Camden Council, which has been issued with a new handbook.
pod have been commissioned to design a bespoke development model for Welsh based Cadarn Housing Group taking into account full modelling of ACGs and rent bands.
pod have been selected to undertake options appraisals and financial feasibilities for Northampton Borough Council. The work will cover assessing existing sites owned by the Council and prioritising sites for disposal and development.
