We offer the full range of development services from new business and pre-contract negotiations, to on-site management and post-handover obligations. We provide support to development departments that have a specific resource need at a specific time and can provide staff at all levels, from director through project manager to admin support. We specialise in development projects, asset management and change management.
We provide expertise on procedures, regulatory and funding requirements as well as local planning conditions and frameworks, particularly with regard to London and the south-east. We have helped small and new organisations formulate their development policies and procedures and set up online key development storage facilities and interactive procedure guides. We help organisations respond to changes in local and national policy and regularly provide training for staff members on a variety of topics, such as development appraisal modelling.
We have a huge amount of experience with all kinds of projects large and small, mixed use and mixed tenure. We are happy to deliver outsourced or in house project management, and especially enjoy turning around difficult projects for our clients. We provide greatly experienced project managers who can step into a role at any point in the project and deliver it to its successful completion. We offer a fresh perspective in order to solve the seemingly unsolvable, as our track record proves.
We have developed a range of unique and robust toolkits, built with an insider’s knowledge of the industry. We take pride in the clarity and usability of our toolkits, all aimed at helping our clients fully understand the potential, financial viability or outcome of a project, and specialise in tailoring them to their specific needs.
We undertake scheme and financial modelling using our toolkits as well as third party toolkits, including the Three Dragons Assessments, which enables developers to determine the viable level of affordable housing a site will support. We have been successful in agreeing and negotiating a number of section 106 affordable housing levels for clients. In some boroughs where we do not undertake Three Dragons Assessments for clients, we work with local authorities to scrutinise and validate Three Dragons Assessments.
We are breaking new ground by anticipating changing policy ideas and adapting our expertise to meet policy changes – like the new rent tenure system and change in grant rate. We provide actual analysis such as helping clients to understand what the reduction in grant rate might do to the pipeline of new build housing in London.
We offer a full range of building surveying and professional services. Among them are major technical roles such as contract administration, Employers’ Agent role and general building surveying services such as stock condition surveys and heritage building surveys. We also carry out Quantity surveying and CDMC.
We constantly strive to provide the best possible service for our clients with our bespoke contract roles: party wall matter, fire risk assessment and Planning and building control advice and consultation.
We are currently operating as lead designer on a number of sites in the south-east of England, producing a coherent and detailed design to allow the main contractor to price sub-contract packages – allowing them in turn to obtain a firm contract sum. In this scenario we manage the whole design process including the co-ordination of other sub consultants.
